Fees Explanation

Below is an explanation of fees. Please note that there are no cleaning fees, credit card or e-check fees, or other fees besides those explained below.

Rental Amount: This is the amount payable for your stay. This includes use of all facilities at Shore's Heaven as highlighted in the other pages.

Taxes: Both North Carolina and Dare County charge a tax on all rentals. For North Carolina, it is a Sales & Use tax and is in the amount of 6.75%. Dare County charges an Occupancy Tax of  6%.

Booking Fee: When booking on or directly with the owner, there is no booking fee. Should you elect to book through,, or, they will charge you a booking fee ranging from 5.5% - 9% depending on the rental agreement. They are charging this for maintenance of their website and marketing. The owner has no control over this fee.

Security Deposit or Property Damage Protection (PDP): This is a choice of one or the other, but not both. We will typically quote the initial estimate with PDP versus a Security Deposit.

If you elect a Security Deposit, there will be a separate billing in the amount of  $1,000 45 days prior to arrival. If there is damage that we need to deduct from your Security Deposit, we will notify you, tell you how much we charged you in damage costs and send you the difference. If there is no damage, we will send you the funds back within 14 days of your departure. If your damage exceeds your Security Deposit, you are still responsible for the difference. This is spelled out in the Rental Agreement (see above).

Most people have selected the PDP route. We will charge $60 for a waiver of up to $1500. Should you book through HomeAway, you can have $3,000 of coverage for any damage for $79.00. If any damage is found, we will process a claim with the Insurance Company to cover losses. You do not recover the amount you paid (in the examples above either $79) should there be no damage.

Travel Insurance or Cancellation Protection: This is an optional insurance coverage. This enables you to retrieve your funds in the case of mandatory evacuations, illness or other unforeseen circumstances at time of booking that will result in you not being able to take your vacation. We strongly recommend you spend the 5% to cover your vacation investment.

Payment Method & Terms

We accept checks and credit cards. Should you book through the HomeAway family of sites, e-checks are also accepted. An e-check is a direct draft (ACH) on your designated bank account. We will use our credit card ( account to collect the funds on this site or when you contact us directly. Please note that there is no booking fee by booking on or directly with the owner.

Alternatively, HomeAway is also available. Should you book through HomeAway/VRBO/ VacationRentals, there is a 5.5% - 9% booking fee. Both payment methods are in a very secure environment and we will not have any of your financial information (bank or credit card). In order to complete the agreement, you will have to review and approve the Rental Agreement first. It will then permit you to progress to the payment screen. We will handle the booking process on our side. You only need respond to the email.

Our standard payment plan is $500 at time of booking, 40% 90 days in advance of arrival and balance due 45 days prior to arrival. Should you elect a security deposit over PDP, it will be collected 45 days prior to arrival with the final payment. Please note that this is only one payment scheme, as we have used many others. Please ask for details. Upon receipt of your final payment, you will be issued a four code that will be used by you to gain access to Shore's Heaven. You do not need keys. Typically, the code will become active at 1:00p on the Sunday of your arrival and deactivate at 1:00p on the day of your departure. This code can be something as simple as the last four digits of your phone number or whatever combination that you can easily remember as long as it is not currently active or in use by another group.

In the case where you are booking a week for the next season prior to November of this season, we will break up the payment schedule into three installments, with $500 due at signing of the contract, 40% due by November 30 and the balance due 45 days prior to arrival. By way of example. if you want to book your July 2014 week and it is August 2013, $500 will be due at signing, 40% on November 30, 2013 and the balance will be due 45 days prior to your arrival (Late May to early June).

Rental Agreement

We've created a simple three page rental agreement. The first page provides details of the particulars of your rental. It is very important that you provide your address, phone number and email address as part of the online process.

PLEASE REVIEW THE RENTAL AGREEMENT CAREFULLY. This is a binding contract and no monies will be refunded for any reason. This includes hurricanes and/or other circumstances that may cause the evacuation of the area. That is why Travel Insurance is strongly advised.

House Rules

Travel Insurance or Cancellation Protection

Travel insurance will be offered as part of the email. If you book on this website or with the owner, the owner can provide you the website where Travel Insurance can be procured. One such site is, which provides alternative companies to compare. Another company, CSA, which can be found here:

Under the North Carolina Vacation Act, if a renter is offered Travel Insurance (at called Cancellation Protection), and declines it, then the renter can not get any monies returned, except for the security deposit (if applicable) and any taxes paid, even in the case of hurricanes or other natural disasters that may cause Dare County to call for a mandatory evacuation or in the case of illness, loss of employment or other circumstances, where you cannot go on your vacation. If the week is re-rented, then renter will receive all monies received by owner. Owner will make best efforts to re-rent that week, but no guarantees are made.

The insurance will typically cost about 5% of the total rental amount. It is backed by CSA, a company that specializes in this type of insurance.
